Frank Rivera

Frank Rivera relocated to Sonoma County to attend Sonoma State. Prior to joining Alliance Property Management in 2002, he began his real estate career with another local Sonoma County firm in 1993. He has managed and leased thousands of units throughout Sonoma County. As the owner of Redwood Residential Property Management, Frank is responsible for the daily operations of the management group, maintenance coordination, and supervision, as well as a portfolio of single-family homes and small multi-unit properties.

A licensed agent since 2004, Frank is an active member of the National Association of Residential Property Managers (NARPM) and the North Coast Rental Housing Association (NCRHA). He considers himself a lifelong learner and is always working to further develop his skills as a property manager and entrepreneur. He finds helping owners rehabilitate properties in order to realize higher rents and better quality tenants the most fulfilling element of being a property manager.

Frank enjoys spending time with his family and large network of friends, attending professional sporting events (Go Raiders!), golf, and boating at Lake Sonoma.

Pet Application

Each of our properties has its own unique Pet Policy, which is specified in the advertisement.  Before you schedule a showing or submit a rental application, review the property’s pet policy to ensure your pets comply.

Applicants with pets or service/companion/assistive animals are required to submit a pet application through a third-party pet screening service. There is a fee for the service (fee is waived for service/companion/assistive animals). The application is available here.

If a pet is allowed, the security deposit amount will increase by $500/pet and Tenant will pay a Pet Administration Fee (“Pet Fee”) of thirty dollars ($30.00) per month for the first pet and twenty dollars ($20.00) per month for any additional pets.

Even if a property allows dogs, the following dog breeds are never allowed: Akita, Alaskan Malamute, Boxer, Bull Mastiff, Canary Dog, Chow Chow, Doberman Pinscher, German Shepherd, Husky, Pit Bull, Rottweiler, and Wolf Hybrid. Applicants with these dog breeds as pets should not apply.

Alysha Rios

Alysha Rios, originally from Chico, relocated to Santa Rosa at the beginning of 2014. With a strong interest in real estate, she got her real estate sales certificate through Santa Rosa Junior College and proceeded to get her real estate license in February 2018. She has pursued her passion by joining the Alliance team and becoming a first-time property manager. With a background in hospitality management, she is willing to help others in any way she can and will always take the time and attention to do so. She is a motivated problem solver and her strong work ethic rubs off on the colleagues that surround her.

Alysha loves spending time with her family and friends whether it’s during a low-key movie night or in the great outdoors camping. Cooking and baking have always been a passion of hers- which she enjoys doing while listening to oldies and sipping a glass of her favorite red wine.

Karina Alcazar

Karina Alcazar started as an Administrative Assistant and with commitment and dedication worked her way into the Accounting Department. She is responsible for the preparation of all monthly and annual operating reports, as well as Accounts Payable within the company. Prior to joining the team at Redwood Residential Property Management, Karina worked for nine years in accounting for another local firm.

Karina enjoys the outdoors and is a true athlete. She is a member of the Empire Runners Club, as well as the Santa Rosa Cycling Club. She enjoys working with Redwood Residential Property Management team because it makes her feel as though she part of an extended family. She finds delight in being able to help clients with any accounting-related questions they may have throughout the process of professional real estate management.

Michael Tavis

Michael Tavis was born and raised in Sonoma County and started his real estate career in 2004 when he managed homeowner associations. He spent a few years managing restaurants and developing strong customer service skills, but after a few years of doing this, he found his way back to the industry he loves.
In 2019 Michael received his RMP designation from the National Association of Residential Property Managers (NARPM) which was earned through a combination of property management experience, education and service to the association. As a licensed Broker Associate, Michael is also a member of the national, state and local Realtors Association, in addition to the California Apartment Association (CAA). He is experienced in both selling and buying primary homes and investment properties for his clients. Michael has overseen numerous rental property rehab projects, acting as a project manager, ranging from small painting and flooring jobs to entire home remodels. In his free time, Michael enjoys playing soccer and golf, cooking, BBQ’ing, camping, and working out. On most evenings and weekends he can be found in the backyard, watching a ball game with something on the grill. He is a big time Bay Area sports fan… Giants, Warriors, Niners!

Marla Shaw

Marla has been a Sonoma County resident for 25 years. She came here to study her passion, Kinesiology, at Sonoma State University. After receiving her Bachelor’s Degree, she worked for 20 years as a self-employed massage therapist and personal trainer. At the beginning of the pandemic she began studying for her Real Estate license and later decided it was time for a career change, that is when she found Redwood Property Management.

Marla is working with us as an Administrative Assistant. She has aspirations to, someday, become a Property Manager with her own portfolio. Marla brings with her and enthusiasm for helping people, she is dedicated to her work and finds great satisfaction at the end of each day.

Outside of work, Marla remains committed to her health and fitness; enjoying her COVID induced home gym in addition to hikes at the many beautiful parks in Sonoma County. She has two lovely, now adult, children. Her daughter is studying for her BSN at Azusa Pacific University and her son is exploring a career in the trades while he works for Safeway.
