Placing High Quality Sonoma Tenants
Our idea of a high quality tenant is someone who can be trusted to pay rent on time and take good care of your Sonoma investment property. But, that’s not enough when we’re screening and placing tenants for you. We’re also looking for responsive communication from our residents as well as a willingness to respect the lease agreement and stay in place for the long term.
Redwood Residential Helps You Avoid Terrible Tenants
Have you ever been stuck with a bad tenant? It’s frustrating and expensive. You don’t need to be stuck worrying that rent won’t be paid or concerned about the damage that may be done to your property. Our screening is rigorous and consistent, to ensure there are no fair housing mistakes. You won’t have to worry about the tenants in your property. Not only will we screen them well, we’ll also develop and maintain positive working relationships that lead to better retention rates and better rental experiences.
Consistent Tenant Screening
Screening tenants is actually pretty risky in California. There are state, local, and federal laws that are easy to miss. We keep you compliant with all fair housing laws.
Mistakes are expensive when it comes to screening and placing tenants. You need to understand Section 8 requirements and how closely you can look at a criminal record. The owners who partner with us during the leasing process leverage our knowledge and our consistent process.
Don’t invite a tenant dispute or a fair housing inquiry. Let our talented and knowledgeable team at Redwood Residential screen and place your enants.
Written rental criteria is provided to every individual before they complete an application for your property. This saves time and keeps our process transparent.
Protecting your Sonoma Investment
Placing high quality tenants in your rental property protects your Sonoma investment. You won’t have to worry about the home being damaged beyond normal wear and tear. You won’t have to worry about unauthorized pets or people. We’re careful and we’re detailed when we dig into a tenant’s background.
Pets are screened closely, too. We know the difference between a pet and a service animal and a companion animal.
Our screening process starts here:
-
Nationwide eviction check
-
Review of credit history and report
-
Employment and income verification
-
Verifying rental history
Get reliable screening data and enjoy a better rental process.
Moving in Sonoma Tenants
With a tenant approved for your rental home, it’s time to prepare for the move-in. We will collect the security deposit, first month’s rent, and any other move-in funds like pet fees.
Most important is the move-in inspection. This creates a documented condition report that establishes what the property looked like before tenants took possession.
It’s important that your tenant understands the expectations and responsibilities of the lease agreement. So, we discuss it in detail with your new tenants. We welcome their questions and we highlight some of the most important parts of the lease, including the rent collection policy and the process for reporting maintenance.
You hire professional Sonoma property managers to provide a stress-free, easy leasing process that meets the needs of you and your tenants. We deliver that and more.
