Documenting Property Condition with Move-In and Move-Out Inspections

Thorough move-in inspections before a tenant takes possession allow us to make sure everything is clean, functional, and in good condition. 

We take pictures of every door, floor, ceiling, and surface. Our detailed notes are loaded into our inspection software, which you can access through your owner’s portal. Every minor thing is documented; from ceilings to closets. We want to make sure we know exactly how your home looked when your tenants took possession.

After your new residents have moved in, we give them an opportunity to note any issues on the inspection report. When all of us sign it, we have agreed transparently on the condition of the property. 

At the end of the lease term, we offer your tenants a pre-move out inspection, and we let them know what kind of work needs to be done in order to restore the property to its original condition. We know the difference between tenant damage and wear and tear, and our security deposit accounting reflects that.

Recently had a bad experience. Drove by our property and found our beautiful front yard over grown with weeds and my apricot tree was dead. I cried. We hired someone to cut the tree down and pull out all the large weeds. I talked to the renters and asked them to please start watering. I will have to start coming down (an hour and a half away) to check on our property. What use is having a property manager?

We were recently blind-sided by a technicality in our lease agreement that I have personally never experienced in my 20 years of being a renter.
The lease had fine print on Section 38 of the agreement, which feels like they purposely buried it in a lengthy contract in order to excessively charge us upon moving out.
This doesn't feel like honest landlord treatment, and instead feels very sneaky and outright wrong.

My experience with this property management company was the most stressful I’ve had in 10+ years of renting, on top of an already stressful out-of-state move. After receiving my holding deposit and signature on the Holding Deposit Agreement - which seemingly does nothing to protect the prospective tenant nor outline when a lease must be delivered - there was no movement from them. Calls went straight to voicemail. It took the below email to receive the lease, which although finally sent before the 5pm deadline, I couldn’t in good conscience sign - instead paying for last-minute furniture storage and temporary housing while I look in person rather than be locked into a 1-year contract with a company that justifies poor operations by citing a requirement to send the lease “within 72 hours of the scheduled move-in date” (I’m assuming they mean at least 72 hours prior to scheduled move-in date). I can’t imagine that this is standard or tenable for anyone moving/shipping from out of state. Despite being told that I lost $804.83 of the $2,000 holding deposit (“we have confirmed that the owner is entitled to 10 days of prorated rent, as your application was withdrawn”) and the enormous stress that this has added, I feel like I dodged a bullet. I wouldn’t recommend this property management company to anyone - prospective tenant or property owner.

I often get emails from other property managers telling me they are going to be my new property manager due to confusion in the office. I have yet to speak with Michael the owner since he refuses to answer or return any emails or phone calls.

I used the appointment calendar the day the oven died. And that appointment has passed with no phone call or communication on when this issue will be resolved.
I am not sure which request this notification is in regards too, as I still have two other request from 2025 that have not been dealt with (Broken Fence and Weed Barrier). Please be more specific with future reviews.
I submitted my (most recent) maintenance request on 3/03/2026 regarding the oven not working. Today is 3/09/2026 and there has not been any work or any phone call made to me from anyone on what is going on.
